uPVC, timber or aluminium?

Most replacements in Grantham swap painted timber for uPVC, which doesn’t need repainting. MyBuilder’s Grantham page sums up the choice: “uPVC is cost-effective and easy to maintain, timber suits traditional or listed properties but needs more upkeep, while aluminium provides a sleek, modern look that lasts for decades.” Colours go well beyond white. Anthracite grey, black and woodgrain finishes are common, so think about matching the windows and doors. Ask us which system and colour range we’d suggest for your house, and check what the maker’s own warranty covers.

Do I need permission?

The Planning Portal says: “Maintenance of fascia such as replacement or painting generally does not require planning permission.” It adds: “However, if you live in a listed building or designated area (conservation area, national park, area of outstanding natural beauty) you should check with your Local Planning Authority before carrying out any work.” In Grantham, that’s South Kesteven District Council. On Building Regulations it says: “Replacing fascia board or soffit will not normally need building regulations approval.”

What about roof ventilation?

This is the point most often missed. The Planning Portal advises: “You are advised to check that the replacement work does not reduce the ventilation provided to the roof void as this could cause condensation to occur within the roof void, which can then lead to damp on the timbers. If the existing system has vents installed a similar system will need to be maintained.” When you get a quote, check that it says how the loft will stay ventilated, whether through vented soffits or an over-fascia vent.

Could there be bats behind the boards?

Bats sometimes roost behind fascias and soffits, and the Bat Conservation Trust points out that work affecting a roost can need a licence. If you’ve seen bats around the eaves at dusk, mention it in your enquiry so the work can be planned around them.

Questions people ask

Is it worth replacing fascias and soffits?

Checkatrade: “Yes, especially if they’re rotten or causing leaks. New uPVC versions last longer and need less maintenance than timber.”

Do I need to replace gutters at the same time?

Checkatrade calls it “usually a good idea”, because “Gutters attach to the fascia”. The guttering page covers the options.
