What does “roofline” actually cover?

Roofline is the trade name for everything along the edge of the roof. The Planning Portal describes fascia boards as boards “attached to the end of the rafters/truss at the eaves, where the guttering is attached”, and soffit boards as those “placed on the underside of the eaves where the roof overhangs the walls.” Guttering and downpipes carry rainwater away. Many Grantham houses still have painted timber boards, and those are the ones that tend to flake, rot and pull the gutter out of line over time.

Is this the right time to plan it?

Roofline work is easiest to arrange before anything fails. If the paint is peeling, joints in the gutter drip after rain, or a downpipe has come away from the wall, it’s worth getting a price now while it’s a planned job rather than a repair. Checkatrade suggests watching for “Peeling paint or flaking wood”, “Sagging or detached guttering”, “Visible rot or pest damage” and “Water stains on external walls”. If you see two or more of those, it may be time.

What should I tell you when I enquire?

Three things help most: what the house is (terrace, semi, detached, bungalow), how many storeys, and which parts you want doing, whether that’s the boards only, the gutters only, or the full roofline. A photo of the front and back from the garden or pavement saves a lot of back-and-forth. If you know your gutters are the old concrete Finlock type, say so, as that’s a different job. With that, we can usually suggest a visit date in the first phone call.

Which parts of Grantham are covered?

Enquiries are welcome from across the town, including Harrowby, Earlesfield, Manthorpe and Poplar Farm, and from nearby villages such as Great Gonerby, Barrowby, Harlaxton and Ancaster. If you live a little further out, still get in touch. We’ll say straight away whether we can cover your address. Larger villages towards Sleaford, Newark or Stamford may be possible too, depending on the diary at the time.

Questions people ask

What’s the difference between fascias and soffits?

The fascia is the board along the roof edge that the gutter is fixed to; the soffit is the board underneath, closing the gap between the wall and the roof overhang.

How much does guttering cost?

On Checkatrade’s Grantham page, uPVC guttering averages £634 (typically £417–£976). The Grantham price guide has the full list.

Do I need planning permission to replace fascias?

The Planning Portal says replacement or painting “generally does not require planning permission”, but listed or designated-area homes should check first. See the fascia and soffit page.
